What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal inspection of a property's electrical system, carried out to identify any damage, wear, defects, or non-compliance with current safety standards. It results in a certified report classifying any issues found (from C1 — danger present, requiring immediate action — through to C3, an improvement recommendation) and confirms whether the installation is safe to remain in use.

Do I need one?

• Landlords are legally required to have a valid EICR for any rented property in England, renewed at least every 5 years or at each change of tenancy.

• Homebuyers and sellers often need one as part of the conveyancing process, or simply for peace of mind.

• Homeowners are recommended to have one every 10 years (5 years if the property is rented), or sooner if the property is older or the wiring hasn't been checked recently.

• Businesses need periodic testing to remain compliant and insured.
